Pre-Construction & Pre-Development Services
During the preconstruction phase, the following all will occur
simultaneously :
Team Selection
Work with property/development owner to choose the architect,
civil engineer, MEP and structural engineer, landscape architect and
design/build contractor suited for the project.
Geotechnical and Environmental Site Assessments
Coordinate the procurement and review of these reports with the
civil engineer, design/build contractor, architect and owner.
Environmental Site Assessment Phase One
Geotechnical Analysis
Benchmark Budget
Develop the preliminary project budget with the owner to be used
as the benchmark by all parties involved - site work,
construction, bonding and soft costs
Civil Design
Coordinate with the civil engineer concerning the production of all
required surveys needed to be able to develop the project site plan/master plan
for the development:
As Built Survey - with utility service locations
Topographic Survey
Tree Survey
Once this information is received, Development Strategies coordinates the
development of all required plans with the input of the civil, architect,
landscape architect and the owner:
Final Phase One Site Dimension Plan
Master Plan (if the project is to be developed in phases)
Grading & Drainage Plan
Utility Plan
Paving Plan
Water Pollution
Abatement Plan (TNRCC/EPA)
Erosion and Sedimentation Control Plan
Landscape Design/Irrigation Design
Design/Build - Architectural/MEP/Structural Design
Development Strategies coordinates the production of the
following with the architect, contractor and owner:
Programming - determine design criteria for the project
Preliminary facility design - Concept plan
Design Schedule - Critical Path Model Development
Preliminary Architectural Drawings - MEP/Structural
Construction Bid Packages vi> Final Plans and Specifications
Design/Build - General Contractor
Development Strategies coordinates the development of the
following information with the general contractor:
Project Scope - Site Work
Project Scope - Buildings (Core & Shell, Interior Finish)
Construction Budget - Site Work
Construction Budget - Buildings
Construction Schedule - Critical Path Model Development
Off-site Improvements (if required)
Development Strategies works with the required governmental
entities, the civil engineer, the architect and the general
contractor to make sure that the scope of work for any required
off-site improvements is correct and that these improvements
are being constructed and paid for by the proper entity. This
includes working with the city and all utility providers to make
sure all required services are being brought to the site
boundary in sufficient capacities and that proper roads are
being planned to serve the development.
Permitting & Entitlements
Development Strategies works with the contractor and civil
engineer to make sure that the following are put in place:
All TNRCC and EPA filings & permits
All city/governmental approvals - master plan & impervious cover analysis
Building Permit Analysis
Electrical & Plumbing Permitting
Contract Negotiations/Completion
Development Strategies assists the owner with the negotiation
and documentation of all contracts with the various services and
trades required.
Final Budget Approval/Final Schedule
Development Strategies gathers the final budget information from
all of the involved parties and provides it to the owner for
approval. The budget is based on a schedule and set of plans
already approved by the owner.
